Completing a Partial Restoration with Permanent Waterproofing
Context
Once serving as a local police station, Westbourne Place has been transformed into a lavish building with an extension at the rear. Developed by Redrow, the building retains numerous original features, such as high ceilings and period details. It also remains connected to the former police station’s parade ground, which is now a picturesque and tranquil courtyard.
Despite its historical roots, Westbourne Place boasts modern amenities, including fully fitted contemporary kitchen units and engineered oak flooring. These features enhance the 49 luxury suites available within the building. Residents of the one-, two-, or three-bedroom units benefit not only from these amenities but also from the prime location in West London, with easy access to various transit, taxi, and cycling options.
To realise this vision, Redrow needed to restore Westbourne Place efficiently. This required a concrete waterproofing solution that was low-maintenance, unrestricted in concrete pouring, and easy to install.
Solution
The contractor for Westbourne Place selected KIM as the preferred concrete waterproofing method to meet these requirements. Consequently, 1,000 m3 (35,315 ft3) of KIM-treated concrete was used to waterproof the slab and walls of the building’s basement car park. This choice allowed the contractor to build right up to the property line and save on application costs. Additionally, the KIM-treated concrete could self-seal minor cracks and prevent water penetration, thus minimising maintenance needs.
For enhanced waterproofing protection, the contractor applied Krytonite Swelling Waterstop and Krystol Waterstop Treatment to all construction joints and details. This dual-protection waterstop system ensured no leaks would occur, preventing water infiltration and protecting the steel rebar within the concrete from corrosion. Combined with KIM, this system offers permanent protection, ensuring the longevity and durability of the structure.
